Once you've decided to sell your property, the question becomes how to go about it. Yes, you can handle it yourself if you're prepared to advertise it so it reaches the widest audience, lead strangers through your house, at their convenience; endure their critique of how you live; haggle over the price then dot every i and cross every t on the forms, disclosures and contracts required for the sale.

If you'd rather trust the job to a professional, a Realtor® already knows how to price and promote the property to maximize its marketability; can advise you on simple steps or necessary repairs to heighten its appeal; pre-screen and pre-qualify buyers to only those who can truly afford your place; schedule and lead buyer tours, at your convenience; put your interests first, without emotion, during negotiations; manage all the details and documents which lead to a successful, profitable sale.

Whichever approach you take, here's some things to consider which will ultimately impact the sales price of your home:

Curb Appeal: Buyers may never step inside if the house doesn't look inviting when they pull up outside. Clear the yard, cut the lawn, get some seasonal flowers, paint the trim, put down the welcome mat and polish the door.

Make Those Repairs: That occasional leak, the cracked pane, all those little repairs you've been meaning to do detract from the overall appeal and sales potential of your home. Heed your retailers advice on simple things you can do to make the house more appealing.

Weigh the costs of any major, expensive renovation against price gains before embarking on them. If you don't want the expense or disruption, are you willing to use them as negotiation points, and settle for a lower price?

Get Rid of the Clutter: The less there is in a room, the larger it seems, and the greater its appeal. When you clean rooms of clutter and furniture, the buyer has a better idea of the space, and how they might use it, whether it's the master bedroom or garage.

Let in the Light: The brighter the room, the larger it seems. Clean the windows and add a fresh coat of paint to reflect the light filling it. If buyers are coming at night, turn on the lights, inside and out so they see how this bright space could be made to feel like home.

Go Away: Many buyers will feel like intruders when the homeowner is there, so they'll rush through rather than give the place a fair assessment. If you and family members must be at home, be discreet and out of the way, ready to answer when/if there's a question, but otherwise invisible.
